Must reside within 30 miles of the property. Reliable transportation and availability for a rotating on-call schedule are required. Willingness to work a flexible schedule, including weekends and holidays. Proficiency in troubleshooting and resolving maintenance issues effectively.

As a dedicated professional, you will be focused on delivering exceptional service to residents while showcasing your technical skills and pride in your work.

Key Responsibilities:

  • Promptly address and complete all service requests and repairs to maintain high standards of resident satisfaction.
  • Assist the Maintenance Supervisor in managing inventory levels of tools, equipment, and supplies.
  • Uphold exemplary customer service standards while fostering positive relationships with residents and colleagues.
  • Follow all company procedures and safety policies to maintain a clean, organized, and safe work environment.
  • Implement and adhere to the preventative maintenance schedule to ensure optimal community operations.
  • Communicate effectively with residents, team members, supervisors, and vendors.
  • Collaborate with the Maintenance Supervisor to ensure adherence to budgetary guidelines and effective maintenance programs.
  • Support the Maintenance Supervisor in implementing a hazardous communication plan.
  • Conduct inspections of the property to mitigate liability risks and ensure safety compliance.
  • Maintain the community’s physical appearance, ensuring impressive curb appeal at all times.
  • Assist residents during the move-in and move-out processes as necessary.
  • Coordinate and execute all maintenance activities associated with resident turnover.
  • Perform routine maintenance on equipment as per manufacturer recommendations.
  • Address and resolve resident complaints in a timely and professional manner.
  • Keep accurate records and assist in maintaining the cleanliness of common areas and the office.
  • Participate in regular clean-up of external property areas, including grounds and breezeways.
  • Manage swimming pool maintenance and chemical log accuracy.
  • Be part of the on-call rotation for emergency services.
  • Take on additional tasks and responsibilities as required.
