Key Responsibilities:
- Complete all service requests and repairs promptly and thoroughly.
- Assist the Maintenance Supervisor in managing inventory levels of tools, equipment, parts, and supplies.
- Uphold exceptional customer service standards.
- Adhere to all personnel management policies while maintaining a clean, organized, and safe work environment.
- Implement and maintain the preventative maintenance schedule.
- Effectively communicate with residents, team members, vendors, and supervisors.
- Collaborate with the Maintenance Supervisor to adhere to budgetary constraints and maintain an effective preventative maintenance program.
- Support the Maintenance Supervisor in managing the hazard communications program.
- Inspect community grounds, buildings, and features to mitigate liability risks.
- Ensure compliance with company safety and hazard communication protocols.
- Work with the maintenance team to sustain excellent curb appeal at all times.
- Assist residents during the move-in/move-out process as needed.
- Help schedule and perform all maintenance and repair-related turn events.
- Conduct scheduled maintenance on all equipment according to manufacturer guidelines.
- Address resident complaints and resolve issues professionally and in a timely manner.
- Maintain accurate records and contribute to the upkeep of office, common areas, and model.
- Participate in daily exterior property cleanup, including grounds and common areas.
- Perform swimming pool maintenance and keep accurate chemical logs.
- Participate in an on-call rotation for emergency services.
- Undertake additional tasks and responsibilities as required.
