Role overview
The Property Manager will handle the full management cycle for a mixed portfolio of commercial and residential properties. The position centers on maximizing asset value, maintaining high occupancy, and delivering a positive tenant experience. Success in the first year will be measured by improved occupancy rates, effective use of the YARDI system, and the establishment of clear standard operating procedures for the property management team.
Key responsibilities
- Direct all aspects of property management for commercial and residential assets, ensuring occupancy, rent collection, and service standards are met.
- Lead and support regional property administrators, setting clear expectations and providing operational guidance.
- Develop and implement standardized processes and SOPs, with a focus on optimizing YARDI workflows.
- Manage the leasing process from tenant sourcing to lease negotiations, renewals, compliance, and marketing to reduce vacancies.
- Oversee vendor and service contracts for compliance, manage costs, and coordinate maintenance within budget and service agreements.
- Prepare monthly reports covering occupancy, rental income, arrears, maintenance costs, and market trends.
- Conduct market analysis and monitor competitors, recommending pricing and capital improvement strategies.
- Act as the main contact for tenants and management, resolving property-related issues promptly.
- Handle approvals for capital and operational expenditures, maintaining thorough records and audit trails.
- Respond to after-hours property emergencies, coordinating with contractors and updating stakeholders on solutions.
