Responsibilities
- Develop and sustain a comprehensive monthly real estate performance dashboard that tracks key metrics such as occupancy rates, vacancy rates, tenant performance, and rental statistics, organized by country.
- Create and oversee a centralized tenant CRM that includes essential data such as rent per square meter, contract terms, lease durations, indexation clauses, and other pertinent information.
- Consolidate and scrutinize monthly financial closures across all countries, ensuring accuracy and consistency in local bookkeeping and CPA outputs.
- Compile consolidated monthly financial reports along with annual cash flow statements.
- Design and maintain international cash flow statements and liquidity forecasts to support operational needs and investment opportunities.
- Guarantee sufficient liquidity for ongoing operations and anticipated investments.
- Conduct regular revenue audits to identify missed index increases, rental step-ups, and opportunities for rental optimization.
- Perform thorough expense audits across entities to pinpoint unnecessary costs and potential cost-saving measures.
- Aggregate weekly bank balances from all jurisdictions into a comprehensive monthly liquidity report detailing cash, deposits, and marketable securities.
- Supervise and audit financial activities of subsidiary companies.
- Review the work performed by local bookkeepers and CPAs across various countries.
- Organize and standardize financial and legal data rooms across all entities.
- Collaborate with international CPAs, providing necessary information for tax filings while managing timelines effectively.
- Examine tax returns across jurisdictions to identify errors or inconsistencies prior to submission.
