Qualifications:High school diploma or equivalent is required. A minimum of one year of maintenance experience, preferably in the apartment industry. EPA certification Type I and II is preferred. Must reside within 30 miles of the property. Reliable transportation is essential, along with flexibility to accommodate a rotating on-call schedule. Availability to work varied schedules, including weekends and holidays as needed. Strong troubleshooting skills are essential.

This key position is essential to fostering a welcoming environment, and we are looking for a dedicated, resident-focused team player with a knack for technical problem-solving and a commitment to excellence.

Key Responsibilities:

  • Complete all service requests and repairs efficiently and with attention to detail.
  • Support the Maintenance Supervisor in managing inventory levels of tools, equipment, and supplies.
  • Deliver top-notch customer service to residents and guests.
  • Adhere to company policies, maintaining a clean, organized, and safe work environment.
  • Implement and maintain a proactive preventative maintenance schedule.
  • Communicate effectively with residents, team members, vendors, and supervisors.
  • Collaborate with the Maintenance Supervisor to adhere to budgetary guidelines and develop an effective preventative maintenance program.
  • Assist in maintaining hazard communication programs and ensure compliance with safety regulations.
  • Regularly inspect community grounds, buildings, and amenities to mitigate liability risks.
  • Ensure the community’s physical condition meets company standards for safety and aesthetics.
  • Work with the maintenance team to enhance curb appeal year-round.
  • Assist residents during move-in and move-out processes as required.
  • Support scheduling and execution of maintenance and repair activities during turnover events.
  • Conduct routine maintenance on all equipment per manufacturer guidelines.
  • Promptly address resident complaints and resolve issues professionally.
  • Maintain accurate records while contributing to the cleanliness of the office, common areas, and model apartments.
  • Participate in daily exterior property upkeep including grounds, breezeways, and common areas.
  • Manage swimming pool maintenance and maintain accurate chemical logs.
  • Be part of an on-call rotation for emergency services.
  • Take on additional responsibilities as assigned.
