About the job
- Utilizing ESR's development fund, you will be responsible for sourcing and acquiring logistics land exceeding 16,000 m². Key investment regions include Kanto, Nagoya, Kansai, Okayama, Hiroshima, and Fukuoka, focusing on industrial, semi-industrial, and commercial zoning.
- Collaborate with our in-house construction, acquisition, and legal teams to organize and execute necessary tasks for obtaining development permits, ensuring the land is ready for development.
- Negotiate and draft purchase and sale agreements with land sellers.
- Engage with brokers, consulting firms, and government bodies to facilitate acquisition processes.
- Share critical information regarding construction-related issues, including restrictions and risks, while supporting due diligence efforts encompassing environmental, legal, and tax considerations.
- Assist the acquisition team in preparing comprehensive memos for the investment committee.
- Manage start-up tasks for incorporating acquired land into the development fund, including verifying income and expenses, confirming construction items, and managing schedules and related contracts.
- Experience with land acquisition in urbanization control areas, including land readjustment projects, district planning, and zoning changes, is advantageous.
