As a vital member of our team, the Maintenance Technician will be entrusted with a range of maintenance responsibilities aimed at preserving and enhancing the value of our assigned apartment community. This key position plays a crucial role in ensuring resident satisfaction. The ideal candidate will be a dedicated team player with a strong technical background who takes pride in their work.
Key Responsibilities:
- Promptly and thoroughly complete all service requests and repairs.
- Assist the Maintenance Supervisor in managing inventory levels of tools, equipment, and supplies.
- Uphold exceptional customer service standards.
- Follow all personnel management policies, maintaining a clean, organized, and safe work environment.
- Implement and maintain a preventative maintenance schedule.
- Communicate effectively with residents, colleagues, vendors, and supervisors.
- Collaborate with the Maintenance Supervisor to adhere to budget guidelines and maintain an effective preventative maintenance program.
- Support the Maintenance Supervisor in sustaining a hazard communication program.
- Inspect the community grounds, buildings, and features to minimize liability risks.
- Ensure compliance with company safety and hazard communication policies.
- Work with the Maintenance Supervisor to maintain the community's physical condition according to company standards.
- Collaborate with the maintenance team to uphold excellent curb appeal at all times.
- Assist residents during the move-in and move-out processes as necessary.
- Coordinate and participate in maintenance and repair-related tasks during turn events.
- Conduct scheduled maintenance on all equipment in line with manufacturer recommendations.
- Address resident complaints and resolve issues professionally and promptly.
- Maintain accurate records and contribute to the upkeep of office, common areas, and model units.
- Assist in daily property cleanup, including grounds and common areas.
- Perform swimming pool maintenance and maintain accurate chemical logs.
- Participate in an on-call rotation for emergency services.
- Undertake additional tasks and responsibilities as assigned.
