Stream Realty Partners is actively seeking a dynamic and experienced Associate Director of Property Management in Chicago. In this leadership role, you will guide our Property Management team to deliver exceptional operational results and financial performance across our growing portfolio of properties. Your focus will be on team development, mentoring, and ensuring the highest standards in property management.
PRIMARY RESPONSIBILITIES
- Lead and mentor property management teams, providing regular guidance to Property Managers and Senior Property Managers to enhance staff training, development, and motivation.
- Support Property Managers in addressing daily operational challenges and unique property management concerns.
- Uphold property performance quality standards by conducting annual property management audits and implementing action plans as needed.
- Ensure adherence to Stream’s contract, accounting, and property management guidelines within the PM teams.
- Facilitate understanding and compliance with SOC I procedures among property management teams.
- Assist with owner site visit preparations as necessary.
- Collaborate with the Director of Property Management and Property Managers on vendor contract management, building inspections, tenant relations, client meetings, and capital projects.
- Lead the transition of new properties into the portfolio.
- Review annual property budgets and CAM reconciliations for accuracy and timely submission to owners.
- Work with the Director of Property Management on team building, staff development, succession planning, and hiring strategies.
- Establish onboarding schedules and plans for new team members.
- Champion Stream’s culture within the team.
- Conduct annual performance reviews for direct reports and set specific performance goals for internal growth.
- Review, approve, and submit team expense reports and PTO requests.
- Occasionally assume direct property management duties as required.
- Maintain daily communication with the Director of Property Management to discuss team status, projects, and issues.
- Provide leadership within cross-functional teams as requested.
- Support business development efforts, including pitches to potential and existing clients.
- Participate in the leadership team for the assigned city and/or region.
- Lead or co-lead training sessions for the Property Management Department as needed.
