As the Property Manager at PeakMade Real Estate, you will oversee the comprehensive management and financial performance of a student housing property. Your leadership will inspire and guide high-performing teams to deliver an exceptional living experience for our residents. As the primary onsite leader and decision-maker, you will focus on maximizing property income, occupancy, and net operating income (NOI). The ideal candidate is a financially astute leader with a robust understanding of the industry and the creativity to implement innovative leasing strategies that drive the property's success.
Key Responsibilities:
Team Leadership:
- Recruit, train, and develop a high-quality onsite team through effective coaching and mentoring.
- Conduct and document employee evaluations, including performance reviews, corrective actions, and termination processes.
- Oversee the Turn process in accordance with company policies and procedures.
Leasing Strategy:
- Maintain in-depth knowledge of property offerings and competitive landscape through market analysis.
- Show, lease, and facilitate the move-in process for prospective residents efficiently.
- Execute sales and marketing strategies to optimize rental income and achieve occupancy goals.
Financial Oversight:
- Maximize net operating income through effective cost management and revenue enhancement initiatives; identify trends and suggest strategic adjustments.
- Develop annual operating budgets and forecasts, providing accurate operational and financial data to the Regional Manager promptly.
- Ensure timely rent collection and compliance with landlord/resident statutes.
Resident Experience:
- Manage programs aimed at resident retention and ensure timely follow-up on service requests.
- Supervise the responsiveness and efficiency of maintenance staff regarding service requests.
Administration & Risk Management:
- Prepare and submit required reports as per Peak policies and additional requests from owners or supervisors.
- Conduct monthly property inspections and inspections before move-ins and move-outs.
- Effectively manage property risk by documenting incidents and potential liabilities.
