As a vital member of our team, the Project Manager is responsible for planning, coordinating, and leading the delivery of interior fit-outs and capital improvement projects for both industrial and office properties. This role requires a keen analytical approach to assess project documentation and existing conditions, especially for projects with limited initial information. You will determine the estimated scope, costs, and timeline for successful project execution. The Project Manager will oversee design and pre-construction efforts while ensuring construction oversight throughout the project life cycle to guarantee successful completions and effective close-outs.
PRIMARY RESPONSIBILITIES
Design and Preconstruction Phases
- Conduct thorough due diligence to accurately assess project requirements.
- Collaborate with Architects, Owners/Tenants, Engineers, and Contractors to produce comprehensive Construction Documents and define scopes of work and budgets. This involves transforming a client’s initial concept into actionable project elements, generating a conceptual budget, and outlining required scopes of work, trades, and work sequencing.
- Lead the project team in converting the scope of work and project sequence into precise construction documents.
- Work closely with clients and the design team to implement value engineering strategies that align cost with project vision.
- Assist in developing project schedules and sequencing to set clear expectations for clients and project teams.
- Coordinate with all necessary vendors, including Architects, Engineers, Contractors, and specialized consultants, to ensure seamless project delivery.
- Request pricing details and bids from general contractors, subcontractors, and suppliers.
- Prepare tailored job instructions and bid forms for contractors.
- Conduct detailed takeoffs and facilitate pre-bid and bid meetings.
- Generate comprehensive project estimates, analyzing bids from contractors and suppliers, and calculating relevant soft costs, permits, insurances, and other fees.
- Manage contracts and purchase orders, ensuring thorough follow-up until execution.
- When applicable, verify references for potential contractors and suppliers.
- Conduct post-bid, pre-buy, and scope review discussions as needed.
Construction and Close Out Phases
- Facilitate the coordination of submittal logs, material delivery schedules, and project schedules as appropriate.
- Conduct weekly progress meetings with project teams to monitor project status and address any issues promptly.
