Job Title: Property Manager
Scope & Purpose
As a Property Manager at Residential One LLC, you will oversee the comprehensive operations of our community, ensuring an exceptional living experience for residents. Reporting to the Regional Director or Vice President, you will be pivotal in shaping our team and maintaining high standards of property management.
Duties & Responsibilities
Your key responsibilities include, but are not limited to:
- Training and mentoring property staff to foster a supportive community environment.
- Upholding a clean and welcoming office space.
- Conducting staff performance evaluations and providing constructive feedback.
- Managing payroll, including timesheet approvals and adjustments.
- Assisting in the recruitment process and conducting preliminary interviews.
- Maintaining a thorough understanding of affordable housing regulations and necessary documentation.
- Preparing timely and accurate reporting as per Residential One's standards.
- Implementing security measures and documenting incidents appropriately.
- Conducting semi-annual audits of property files.
- Managing filing systems for residents, accounting, vendors, and contracts.
- Ensuring community staff participates in mandatory training sessions.
- Utilizing Boston Post software to streamline operations.
- Preparing Reserve Funds Replacements (RFR) documentation.
- Additional duties as assigned.
- Occupancy Management
- Overseeing all leasing operations and setting occupancy goals.
- Implementing marketing strategies that align with our Affirmative Fair Housing Marketing Plan.
- Communicating all tenancy issues to residents in writing.
- Maintaining vacancy data as required by management and regulatory agencies.
- Ensuring timely completion of move-in and re-certification processes.
