The Lead Operating Engineer plays a pivotal role in overseeing the HVAC systems and all mechanical equipment within the facility. Collaborating closely with the Chief Engineer, this position ensures that all building systems operate efficiently and effectively.
Key Responsibilities:
- Continuously monitor the operational status and control parameters of HVAC and mechanical systems.
- Advocate for and sustain energy efficiency across building operations, encompassing electrical, water, and gas consumption.
- Oversee and coordinate the work of contractors responsible for chiller maintenance, emergency generators, and water treatments.
- Engage in routine repairs and emergency maintenance of HVAC and mechanical systems.
- Address unscheduled maintenance requests, including plumbing emergencies, equipment malfunctions, and minor repairs to structural components.
- Ensure all building equipment is functioning to maintain a comfortable indoor climate.
- Conduct preventive maintenance and keep meticulous records of all equipment.
- Manage the replacement of ceiling tiles, light bulbs, filters, and ballasts as necessary.
- Proactively inspect the facility for deficiencies and initiate repairs promptly.
- Respond to after-hours emergency calls on a rotating schedule.
- Foster and maintain a safe working environment.
- Carry out additional duties as assigned.
