The Maintenance Manager plays a crucial role in spearheading the engineering and building services function at the London Designer Outlet (LDO). This position is essential in ensuring that the centre’s mechanical, electrical, and building fabric systems operate in a safe, efficient, and reliable manner, thereby supporting an exceptional experience for both guests and retailers.
In this role, you will lead the engineering team, manage both planned and reactive maintenance activities, ensure compliance with statutory regulations, and maintain high standards across all technical operations. The ideal candidate will possess strong leadership abilities, technical know-how, and a collaborative spirit, particularly within a dynamic retail and leisure environment.
KEY RESPONSIBILITIES
• Lead, manage, and nurture the onsite Maintenance Team, ensuring superior performance, conduct, and technical skills.
• Supervise the execution of planned preventative maintenance (PPM) schedules and reactive tasks in accordance with contract obligations and operational priorities.
• Ensure adherence to statutory legislation, including LOLER, PUWER, electrical safety, water hygiene, and other relevant building services regulations.
• Oversee engineering contractors and specialized service providers, ensuring safe working practices, permit compliance, and quality assurance.
• Maintain precise asset records, service documentation, risk assessments, and statutory certifications.
• Monitor the condition of mechanical, electrical, and building fabric systems, identifying risks, defects, and necessary investments.
• Ensure all maintenance activities are documented, updated, and finalized in the Computerised Maintenance Management System (CMMS).
• Conduct regular site inspections, audits, and quality assessments across plant rooms, back-of-house areas, and public spaces.
• Manage engineering budgets, material procurement, and ensure cost-effective delivery of maintenance tasks.
• Assist in emergency response protocols and coordinate engineering responses during incidents and out-of-hours scenarios as needed.
• Uphold Health & Safety standards consistently, fostering a proactive safety culture.
• Collaborate with Facilities Operations, Guest Services, Security, Cleaning, and Centre Management teams to facilitate efficient operations at LDO.
• Participate in client meetings, providing technical insights, reports, and updates as required.
