As the Maintenance Supervisor, you will play a pivotal role in ensuring the seamless operations of our assigned apartment community. Your responsibilities will encompass the organization of service requests, execution of a robust preventative maintenance program, adherence to safety standards, and delivering exceptional customer service. We are seeking a proactive leader who embodies a resident-focused approach and a collaborative team player mentality.
Key Responsibilities:
- Devote 60 – 70% of your time to hands-on repairs and maintenance while supervising associates and external contractors during the remaining time.
- Support the Property Manager in fostering an outstanding customer service program by upholding Peak Simply Service Standards.
- Prioritize and allocate service requests to the maintenance team, monitor daily completion, and follow up on outstanding items, assisting with service requests as needed.
- Conduct daily inspections of grounds, buildings, and community features to mitigate liability risks and maintain excellent curb appeal.
- Possess fundamental knowledge of local and state codes regarding permitting, signage, and pool regulations.
- Implement and maintain a preventative maintenance program to prolong asset life and minimize future repairs.
- Identify and apply energy-saving measures that promote sustainability.
- Oversee maintenance supply inventory while adhering to budget constraints.
- Ensure a well-organized and adequately stocked maintenance shop, in compliance with safety standards and OSHA guidelines.
- Maintain a hazard communications program and advocate for safe work practices.
- Engage in monthly unit inspections as required.
- Aid residents during the move-in and move-out processes.
- Manage the key control program as stipulated in the Peak policy manual.
- Schedule and direct maintenance work related to unit turnovers within budgetary guidelines, supervising all vendors and contractors throughout the process.
- Guide the maintenance team in preparing vacant units for marketing, including restoration and cleaning tasks.
- Direct maintenance activities based on manufacturer recommendations and operational manuals.
- Address resident and employee concerns promptly and professionally.
- Assist with the upkeep and cleanliness of office spaces, common areas, and models while maintaining accurate records.
- Collaborate with the National Facilities Director to procure bids for capital improvements.
- Work alongside the Property Manager to optimize property performance within budgetary constraints.
