The Preconstruction Coordinator plays a pivotal role in the preliminary phases of construction projects by thoroughly analyzing project plans, designs, and specifications. This position is tasked with identifying necessary project resources based on the defined scope of work. Responsibilities include generating comprehensive cost estimates for labor, materials, equipment, and subcontractors, as well as collaborating with external purchasing agents when needed. The Coordinator collects multiple bids from vendors and subcontractors and aids in contract negotiations. Additionally, this role supports the internal team and prospective clients in crafting competitive project proposals or bids. During periods of reduced workload for the Estimator, the Coordinator assists Project Managers by estimating Change Orders.
Essential Functions
Client Relations:
- Participate in Pre-Bid Meetings to grasp the project's objectives and ensure alignment with the Owner's requirements. Assess the potential demolition scope of existing structures and understand how current building systems will integrate with new projects.
- Prepare Requests for Information (RFI) to identify discrepancies in Bid Documents and provide clarity for accurate cost development in alignment with the Client's electrical requirements.
- Assist in lead follow-ups and referrals from field activities regarding upcoming opportunities, as well as track the status of submitted electrical proposals.
Estimating:
- Proficiently read and interpret specifications and various trade drawings to fully comprehend the electrical requirements for projects.
- Generate itemized project costs using Construction Systems' breakdowns through computer-generated counts and take-offs with tools like Accu-bid, Enterprise software, and Live Count Plan Viewer.
- Estimate equipment, human resources, project costs, and materials necessary for project completion.
- Develop quantitative counts to create a Bill of Material letter for submission to Suppliers and Subcontractors for quotes on required products and services.
- Navigate Clients' plan room websites to download updated bid documents when notified of Addendums, Amendments, or Clarifications.
- Execute estimating tasks efficiently within tight deadlines to meet client expectations.
- Annotate drawings and documents using Bluebeam Revu 2016 to provide detailed notes for submission to the Architect/Engineer Team in RFI format, clarifying the Estimator's intentions regarding project specifics.
- Collaborate in drafting the electrical scope letter that will evolve into the final electrical proposal.
