Job Overview:
We are seeking a dynamic Purchasing Manager to oversee subcontractor negotiations and contracts within our Minneapolis division. This role is critical in managing purchasing strategies to optimize the cost and quality of materials and services.
Salary Range: $87,000 - $125,000 per year, with eligibility for an annual bonus based on performance metrics.
Key Responsibilities:
- Lead negotiations and finalize contracts for all material and labor purchases.
- Develop bid packages, analyze pricing, negotiate contracts, and maintain clear scopes of work while adhering to budgets.
- Take full responsibility for managing total construction costs and strategic supply chain functions.
- Review architectural plans to ensure compliance with codes and coordinate with local architecture firms.
- Manage vendor relationships, ensuring high-quality service and contract execution.
- Utilize JD Edwards and contract management systems for daily operations.
- Maintain updated cost and pricing data for community specifications and standard options.
- Contribute significantly to the New Home Design, Design Selection, and Value Engineering Processes.
- Provide mentorship and training to other purchasing department staff.
- Collaborate with Estimating and Architecture Departments to establish unit pricing schedules.
- Compile and distribute accurate housing budgets including costs for permits and lot programming.
- Lead key purchasing initiatives and oversee vendor training and orientations.
- Manage vendor rebate and incentive programs.
