The Real Estate Portfolio Manager will work under the guidance of the Director of Real Estate, collaborating closely with various internal and external stakeholders to oversee, negotiate, and manage intricate global commercial real estate transactions. These transactions encompass new leases, lease renewals, subleases, expansions, terminations, acquisitions, and dispositions.
Key Responsibilities:
- Ensure the successful execution of real estate projects within the Americas Region or as designated.
- Work in partnership with internal teams such as Global Facility Planning and Engineering, Business Units, Finance, Legal, Risk Management, Tax, and Government Affairs to guarantee alignment between real estate initiatives and organizational goals.
- Translate business requirements into effective real estate strategies, providing clear and actionable insights to leadership.
- Collaborate with external real estate service providers to maintain uniformity, accuracy, and quality in deliverables, including business case preparation, market surveys, negotiation trackers, and financial analyses.
- Review and negotiate commercial lease agreements to secure advantageous terms.
- Manage complex global real estate transactions that balance cost efficiency with business needs, including acquisitions and dispositions aimed at maximizing value.
- Foster robust relationships with business leaders, cross-functional teams, and third-party vendors such as brokers, landlords, and service providers.
- Monitor critical deadlines to ensure timely planning, site selection, negotiations, and internal approvals.
- Prepare and present documentation for senior leadership that outlines strategic recommendations, financial impacts, and operational considerations to support informed decision-making.
- Assist with mergers and acquisitions as required.
- Support lease administration tasks as needed.
- Engage in other departmental real estate activities as assigned.
