Summary
The Regional Property Manager plays a pivotal role in ensuring the operational excellence, financial stability, and team effectiveness of a designated portfolio of residential communities. Reporting directly to the Senior Vice President of Operations, the Regional Property Manager is tasked with upholding Griffis Residential's policies and procedures, championing continuous improvement efforts, driving financial and asset performance, and cultivating high-performing leadership teams within each community.
Key Responsibilities
Operational Oversight
- Manage daily operations of assigned communities to ensure compliance with Griffis Residential standards.
- Identify and implement strategies to enhance operational efficiency and overall performance, collaborating closely with on-site teams.
- Conduct regular site visits and inspections to ensure communities meet defined operational and financial objectives.
- Develop and execute action plans to address performance deficiencies and achieve desired outcomes.
- Maintain a pulse on competitive properties and market dynamics affecting leasing and operational performance.
Financial Performance & Asset Management
- Assist Community Managers in formulating annual budgets and track performance against these financial goals.
- Analyze financial statements, reconcile monthly results with budgets, and collaborate with senior leadership to address any discrepancies.
- Balance exceptional customer service with disciplined financial management to safeguard asset value and optimize returns.
- Review market data to identify trends and inform the development of pricing strategies that enhance occupancy and revenue.
Leadership & Team Development
- Oversee, mentor, and support Community Managers within the portfolio.
- Participate in recruitment, training, and onboarding processes for Community Managers, aligning with the core values of Griffis Residential.
- Drive performance management initiatives, including coaching and development planning for team members.
- Evaluate team performance and recommend promotions and advancements accordingly.
