The Resident Director plays a pivotal role in spearheading the property renewal leasing initiative, adhering to the guidelines and protocols established by PeakMade. This key position collaborates closely with the Property Manager and Regional Manager to set renewal ratio objectives and devise strategic plans to meet occupancy targets. Furthermore, the Resident Director is dedicated to delivering exceptional customer service, fostering and sustaining resident retention programs, and providing mentorship and leadership to the leasing team.
Your Profile:
- A proactive team player capable of offering guidance and mentorship to leasing staff.
- Proficient in Entrata property management software, with a background in sales or management within the multifamily housing, hospitality, or retail sectors.
- A self-motivated individual with outstanding organizational skills.
Your Responsibilities:
- Foster positive customer relationships with residents, potential tenants, and community visitors.
- Ensure adherence to national branding standards, initiatives, and marketing objectives.
- Support the recruitment and interview processes for all personnel.
- Establish connections with universities and local organizations through events and presentations.
- Collaborate with the Property Manager to enforce safe working conditions among staff and ensure compliance with safety protocols.
- Assist on-site staff in building relationships with external clients.
- Follow company standards for screening applicants and guarantors.
- Oversee the team's responsiveness to internet inquiries, prospect calls, and successful property tours.
- Ensure thorough knowledge and preparation of all lease-related documentation.
- Assist current residents and guarantors in completing online renewal forms.
- Facilitate the move-in, move-out, and lease takeover processes for residents.
- Ensure staffing schedules meet community needs.
- Lead initiatives to improve renewal ratios and enhance occupancy rates by implementing established marketing and resident retention strategies.
- Conduct effective weekly team meetings.
- Oversee the execution and monitoring of lease renewal programs in close collaboration with the Property Manager and Regional Manager.
- Provide training and motivation to staff, ensuring necessary group training sessions are conducted.
- Organize and oversee renewal events, guarantor property functions, and competitions.
- Maintain in-depth knowledge of property offerings and competitive leasing and retention strategies.
