In this pivotal role, you will lead, inspire, and develop a high-performing team, ensuring an exceptional living experience for our residents. As the on-site leader and decision-maker, your focus will be on maximizing property income, occupancy levels, and net operating income (NOI). We seek a financially astute leader with extensive industry knowledge and the capacity to implement innovative leasing strategies to drive the property’s success.
Your Responsibilities:
Personnel Management:
- Recruit, train, coach, and develop a high-quality on-site team through effective management practices.
- Conduct thorough employee evaluations, encompassing performance reviews and disciplinary procedures.
- Oversee the Turn process in alignment with company policies and procedures.
Strategic Leasing Management:
- Maintain in-depth knowledge of property offerings and competitor activities through ongoing market analysis.
- Facilitate property viewings, lease agreements, and resident onboarding processes.
- Direct the execution of sales and marketing strategies to optimize rental income and achieve budgeted occupancy.
Financial Management:
- Maximize net operating income through strategic cost control and revenue enhancement initiatives; analyze trends and recommend necessary adjustments.
- Develop and manage annual operating budgets and forecasts, ensuring timely reporting of financial data to the Regional Manager.
- Ensure compliance with landlord/resident statutes while overseeing rent collection and reconciliation processes.
Customer Service:
- Implement resident retention programs and manage service request follow-ups to enhance resident satisfaction.
- Monitor maintenance request turnaround times and the responsiveness of maintenance staff.
Administration & Risk Management:
- Complete required reports in accordance with Peak policies and respond promptly to additional requests from owners or supervisors.
- Conduct regular apartment inspections prior to move-in and move-out to uphold property standards.
- Effectively manage property risks by documenting incidents and potential liabilities.
