As a Maintenance Supervisor at Peak Made, you will play a pivotal role in ensuring the seamless operation of our apartment community. Your responsibilities will include managing service requests, overseeing a preventative maintenance program, ensuring compliance with safety regulations, and delivering exceptional customer service. The ideal candidate will demonstrate strong leadership skills, a resident-focused mindset, and a collaborative team spirit.
Key Responsibilities:
- Engage in hands-on maintenance and repair work, dedicating 60-70% of your time to these tasks, while providing guidance to associates and contractors during the remaining time.
- Support the Property Manager in delivering outstanding customer service by upholding Peak's Simply Service Standards.
- Prioritize and delegate service requests to the maintenance team, track completion, and assist with outstanding requests as needed.
- Conduct daily inspections of the grounds, buildings, and community features to uphold liability standards and maintain excellent curb appeal.
- Possess a basic understanding of local and state codes related to permitting, signage, and pool regulations.
- Implement a preventative maintenance program that prolongs asset life while reducing the need for future repairs.
- Identify and execute energy-saving initiatives to foster conservation efforts.
- Manage the inventory of maintenance supplies in accordance with budgetary guidelines.
- Ensure the maintenance shop is organized, well-stocked, and compliant with safety standards and OSHA regulations.
- Maintain a hazard communication program and promote safe working practices.
- Participate in monthly unit inspections as required.
- Assist residents during the move-in and move-out processes.
- Oversee the key control program following Peak's policy manual.
- Coordinate and direct maintenance activities related to turnover events, ensuring adherence to budget guidelines.
- Supervise the maintenance team in preparing vacant units for marketing, including restoration and cleaning.
- Guide workers in performing scheduled maintenance on all equipment according to manufacturer recommendations.
- Address resident and employee concerns promptly and professionally.
- Contribute to the upkeep and cleanliness of office spaces, common areas, and models, ensuring accurate records are maintained.
- Collaborate with the National Facilities Director to obtain bids for capital improvements.
- Work alongside the Property Manager to optimize property performance within budget constraints.
