Position Overview:

We are currently in search of a full-time Maintenance Technician 3 to become a part of our team at Britton Woods Apartments, a thriving 352-unit community located in Dublin, Ohio. As a Maintenance Technician 3 at Ackermann Group, you will be entrusted with the crucial role of troubleshooting and repairing various operational, mechanical, and structural aspects of the property, including pools, plumbing, appliances, electrical systems, and carpentry. Strong communication skills and a commitment to delivering outstanding customer service are essential for this position. The successful candidate will exhibit the ability to work independently, manage a maintenance budget, and demonstrate proficiency in overseeing contractor services and parts inventory. Key responsibilities include:

  • Performing physical tasks related to building and grounds maintenance, including light janitorial work.
  • Executing intermediate-level troubleshooting and repairs across diverse maintenance trades (e.g., Plumbing, Electrical, Carpentry, Appliance Repair, HVAC, and Painting).
  • Coordinating unit turnovers with authorized contractors.
  • Managing inventory related to unit turnovers.
  • Addressing and resolving resident-generated service requests.
  • Assisting with snow event preparation and removal.
  • Responding to after-hours emergency maintenance requests when necessary.
  • Overseeing pool water management when applicable.
  • Participating in the move-in/out inspection process.
  • Utilizing Ackermann technology and software to document, manage, and report maintenance activities.
  • Contributing to the coordination and execution of the property’s preventative maintenance plan.
  • Undertaking additional tasks as assigned by the Community Manager or Maintenance Supervisor.
