The Assistant Property Manager at LPC supports Property Manager(s) in the daily oversight of commercial, industrial, or retail properties in Rockville, MD. This role touches on marketing, operations, and financial tasks to help ensure properties run smoothly and meet client expectations.
Main Responsibilities
- Deliver services following company policies, procedures, regulations, and contractual requirements.
- Review and approve vendor invoices, checking for compliance with management agreements and LPC guidelines.
- Help Property Manager(s) assemble accurate monthly reports and budget documents to meet client needs.
- Support the preparation of tenant rent statements, CAM reconciliations, and Escalation (OpX) recovery charges.
- Work closely with lease administration and accounting teams on lease setup, changes, and reporting.
- Coordinate tenant move-ins and move-outs, including walkthroughs and keeping spaces ready for tours.
- Respond to tenant questions and make sure administrative and technical staff resolve issues promptly.
- Oversee contract documentation, purchase orders, and procurement for the property.
- Assist in the bidding process for property services.
- Check tenant billings for accuracy and review aging reports and collection activities.
- Conduct regular property inspections and recommend repairs or maintenance as needed.
- Help develop and carry out emergency response plans to prepare for unexpected events.
- Offer suggestions for improving systems and processes to strengthen team performance.
- Assist with client communications by preparing and delivering detailed reports.
- Take on other duties as assigned.
