Public Storage is in search of a dynamic and seasoned Senior Director of Wireless Infrastructure & Business Development to spearhead the strategic growth and operational execution of our wireless infrastructure initiatives across an expansive network of over 3,200 locations nationwide. This role entails overseeing 700+ existing cell leases that contribute $27 million in annual revenue. The ideal candidate will be a seasoned telecommunications expert with robust relationships with major carriers, exceptional negotiation skills, and proven leadership abilities to enhance our wireless portfolio. You will act as the primary liaison between Public Storage and leading wireless carriers, driving new business opportunities while optimizing revenue from our existing cellular infrastructure assets.
Key Responsibilities
Business Development & Carrier Relations
- Forge and sustain strategic partnerships with top-tier wireless carriers such as Verizon, T-Mobile, AT&T, and DISH Wireless, at both national and regional levels.
- Proactively promote Public Storage properties to carriers and tower operators, including Crown Castle, American Tower, and SBA Communications, to maximize leasing opportunities.
- Identify and pursue new build opportunities leveraging industry connections, market research, targeted outreach, and professional presentations.
- Capitalize on existing carrier and tenant relationships to enhance the Public Storage portfolio as premier sites for wireless infrastructure.
Lease Negotiation & Revenue Management
- Lead negotiations for new leases and renewals, ensuring maximum revenue generation from cellular agreements.
- Oversee the entire leasing lifecycle, from initial applications through execution and closeout.
- Coordinate lease documentation and approval processes with internal stakeholders and lease administration.
- Manage the renewal and amendment process for existing agreements, facilitating approval workflows through senior leadership.
Operational Leadership & Reporting
- Provide weekly updates on active leasing transactions and the progress of wireless build-outs for executed agreements.
- Prepare and present monthly revenue forecasts and pipeline analyses.
- Monitor and communicate key performance metrics using established tracking tools and reporting systems.
- Facilitate internal cross-functional meetings to maintain project momentum and proactively address operational challenges.
Team Management & Collaboration
- Lead and mentor the Wireless Senior Leasing Manager and Cell Lease Administrator.
- Ensure seamless documentation flow and consistent revenue generation across all projects.
- Maintain effective communication with all management levels, from site operations to executive leadership.
- Collaborate with vendors, carriers, and internal teams on amendments, agreements, and project execution.
Strategic Intelligence & Site Acquisition
- Gather and analyze market data to inform strategic decisions regarding site acquisition and wireless infrastructure development.
