Position Summary: We are in search of a skilled and motivated Maintenance Manager to spearhead our maintenance team and guarantee the efficient operation of our residential properties. This pivotal role encompasses overseeing maintenance activities, coordinating repairs, and leading a proficient team of technicians. The Maintenance Manager will play a critical role in ensuring all properties are impeccably maintained, secure, and adhere to local regulations. Key Responsibilities:
- Work Order Management:
- Assign and prioritize daily work orders for maintenance staff
- Ensure quality of work and follow up on escalated issues
- Collaborate with CAPEX for significant repairs and unit turnover
- Guarantee timely completion of work orders while ensuring tenant satisfaction
- Preventative Maintenance:
- Devise and implement comprehensive preventative maintenance plans
- Regularly inspect properties to maintain operational efficiency and compliance with codes
- Emergency & On-Call Oversight:
- Oversee after-hours emergency response and on-call scheduling
- Ensure timely responses to urgent maintenance issues
- Staff Supervision & Development:
- Schedule and delegate tasks to staff across various properties and projects
- Manage time entries, recruitment, training, and performance evaluations
- Encourage a culture of safety, cleanliness, and professional growth
- Property Maintenance & Safety:
- Conduct thorough property inspections, including utility assessments and seasonal maintenance
- Ensure proper snow removal, groundskeeping, and overall site safety
- Enforce the use of personal protective equipment (PPE) and safety protocols
- Inventory, Purchasing & Vendor Management:
- Oversee supply inventory and initiate orders as required
- Coordinate and supervise vendor work, ensuring accurate invoicing
- Maintain detailed records for all purchases and work orders
- Compliance & Standards:
- Ensure properties comply with company standards and local building codes
- Uphold Fair Housing laws and regulations
