This role requires strong leadership skills as you will be at the helm of the on-site maintenance team, cultivating vendor relationships, implementing preventive maintenance initiatives, and overseeing the effective execution of unit turnovers and capital projects.In the dynamic environment of student housing, this position demands a proactive leader who thrives under pressure, particularly during peak seasons, demonstrating urgency and the ability to deliver results within tight deadlines.Leadership & Team ManagementLead, mentor, and develop a team of Maintenance Technicians and Porters.Organize and prioritize daily work orders, preventive maintenance, and project tasks.Facilitate regular safety meetings and technical training sessions.Assist with hiring, performance evaluations, and fostering team accountability.Create a culture that emphasizes urgency, ownership, and outstanding customer service.Work Order ManagementGuarantee timely resolution of service requests in alignment with lvcollective standards.Sustain high levels of resident satisfaction through excellent workmanship and communication.Analyze work order metrics, including response times, completion rates, and reopen ratios.Address escalated maintenance challenges promptly.Preventive MaintenanceEstablish and oversee preventive maintenance protocols for HVAC, plumbing, electrical systems, life safety, and common areas.Conduct routine inspections of units, amenities, roofs, mechanical rooms, and building systems.Maintain comprehensive equipment logs and maintenance records.Safeguard asset value through strategic planning and oversight.Turn ExecutionDirect and manage the student housing turnover process, including pre-turn inspections, unit punch lists, and vendor coordination.Create detailed turn schedules, define vendor scopes, and manage supply logistics in collaboration with the Community Manager.Perform final quality checks and approve units for resident move-in.Ensure effective inventory management and supply readiness to prevent delays during peak seasons.Vendor & Budget OversightIdentify, solicit bids from, and supervise third-party contractors.Ensure vendor compliance with insurance and regulatory standards.Manage the maintenance budget, including inventory and supply ordering.Monitor expenses and seek opportunities for cost savings.Compliance & SafetyGuarantee adherence to local, state, and federal regulations.Maintain OSHA standards and safety protocols rigorously.Oversee fire and life safety systems, ensuring inspections are conducted regularly.Respond to emergencies, including after-hours situations when necessary.
